Why you should ditch the listings and zoom out

We get it: the minute you start thinking about the suburbs, your browser history turns into a Zillow obsession. You’re up at midnight scrolling through four-bed colonials in places you’ve never heard of. You’re mentally arranging your furniture in staged living rooms and mapping out commutes to see if you could maybe make it work. You fall in love, over and over again, with houses you’ve never stepped foot in, in neighborhoods you couldn’t point to on a map.

But here’s the thing: jumping headfirst into listings is the fastest way to fall in love with the wrong place.

Before you even think about open floor plans, updated kitchens, or what your home office could be, zoom out. Because when it comes to finding your new home—and your new community—it’s not about the house. It’s about everything else.

1. Lifestyle, First. Always.

A house can look perfect online. Great light. Big backyard. Mudroom with custom cubbies. But what happens if it’s in a town that doesn’t line up with your daily life?

Before you get swept up in someone else’s shiplap fantasy, ask yourself: What does our life look like here? Not just the Saturday brunch version, but the Thursday morning, everyone’s running late, where’s the backpack, and can someone walk the dog version.

Think about:

  • Your commute: Do you need to commute everyday and, if so, what does that look like? Train? Bus? Car? Or can you go fully remote? Maybe a 2- or 3-day hybrid?
  • Your weekends: Do you want a walkable downtown? Parks and trails? A town pool? Need to be close to family or other amenities?
  • Your people: Are you craving community and block parties? Or space and privacy?
  • Your kids (or future kids): What do they need? A tight-knit school? Big sports programs? A slower pace? Are you planning to send them to the local public schools, or are you focused on private? 

The clearer you are on your daily rhythm, the easier it is to spot towns that actually fit, and avoid the ones that might have a great housing stock but nothing else you need.

2. The Town is the Vibe-Setter

Here’s a hard truth: if you don’t love your town, you won’t love your house.

We’ve seen it time and again. Families fall for a gorgeous listing, make the leap, and then six months in…crickets. They don’t feel connected to the community. The pace is off. They miss the little things, like popping out for a coffee or chatting with neighbors walking by. The house may still be dreamy, but the day-to-day just doesn’t feel right.

The reverse? Families who prioritize town first tend to love where they land. Why? Because the town brings the magic. The town is what supports your new chapter. And, remember, you can always renovate a house. Not so much with a town. 

3. School Fit is More Than Rankings

If you’ve got kids (or are planning on it), schools probably top your list. But here’s the catch: there is no single “best” district, only the best one for your family.

Too often, people hyper-focus on test scores or national rankings and overlook everything else that matters, like how a district supports learning differences, what language programs are offered, or how big the average class size is. Are there strong extracurriculars? Is the community involved? What’s the aftercare situation? Do families in the area feel connected to the schools?

And then there’s the social side: do kids stick with the same peer group from K–12? Or do middle schools pull from multiple elementary schools? What’s the parent culture like? All of this contributes to your child’s school experience, which, at the end of the day, matters just as much as academics.

4. You’re Not Just Buying a House, You’re Buying a Routine

Picture your day once you’ve moved to the suburbs. Where are you grabbing coffee? Where’s your gym? Can the kids bike to school or the library? What’s the grocery store situation? What’s traffic like at 3pm? What about after-school activities? 

Too often, people choose a house in a vacuum. But life doesn’t happen in a vacuum. It happens in all those in-between moments—drop-offs and soccer practice and spontaneous dinner out. So ask yourself: does this town support the life you want? Does the pace feel right? Is there infrastructure for your routine, whatever that looks like?

Because when the rhythm of your day is supported, everything else feels easier. You’re not constantly adjusting or compromising or doing mental gymnastics to make your new life work. It just works. And that’s the goal.

5. Your Priorities Will Shift, So Give Yourself Room to Pivot

The reality? Your “must-haves” will change. Probably multiple times. At the beginning, you might think you need a big backyard. Then you tour a walkable downtown and realize proximity to your favorite coffee shop or pilates studio is a bigger win. Or maybe you assumed you wanted new construction, but after visiting a charming, tight-knit town with older homes, you can’t imagine being anywhere else.

It happens. That’s why we always tell families: give yourself space to explore, rethink, and refine. When you start with the big picture—your lifestyle, your routine, your community values—it’s easier to shift gears without losing momentum. You’re grounded in what really matters, and that makes it much easier to adjust your search and still find the right fit.

So… When Should You Start Looking at Houses?
